Viewings: We’ll do our best to accommodate times outside working hours, but please note some properties are occupied.

Making an Offer: Complete an offer form, including any special conditions.

Holding Deposit: One week’s rent (deducted from first month’s rent if tenancy proceeds). Non-refundable if you withdraw or fail references. Refunded if landlord withdraws.

References: Independent checks include Right to Rent, income, credit, and landlord references. All offers are subject to references.

Contract: Issued once references are approved. Either Assured Shorthold or Common Law Tenancy.

Costs Before Move-In:

Deposit: 5 weeks’ rent (<£50k p/a) or 6 weeks’ rent (>£50k p/a)
First month’s rent in advance
Change of tenant fee: £50 inc. VAT

Early Termination: Tenant liable for rent until re-let plus costs (inventory, cleaning, admin £512.40 inc. VAT, and pro-rated letting fee).

Right to Rent: Original documents must be checked in-office before keys are released.

Payment: By bank transfer (details on request).
